For 26 years cyclists have been beckoned to Colorado to Ride the Rockies, a mountainous trek for serious cyclists, and today Gov. John Hickenlooper announced a more level Pedal the Plains — "a race for the rest of us," organizers said.
The event is a partnership between the governor's office, The Denver Post and Fort Morgan-based Viaero Wireless.
The ride is Sept. 21 to Sept. 23, covering from 30 to 100 miles a day with planned rest stops in Eastern Plains towns along route for food, entertainment, lodging and and festivities.
The route and registration details will be announced in the spring, the governor's office said. The event will be open to cyclists of all ages and ability levels.
The ride will raise money for Eastern Plains charities.
"Pedal the Plains will be a one-of-a-kind cycling event celebrating the agricultural roots and frontier heritage of the Colorado Eastern Plains," Hickenlooper stated. "And, maybe most importantly, this event is a ride designed for riders of all speeds and sizes."
"We are excited to add this tour to our list of signature events, and to prove once again that Colorado is one of the most dynamic cycling states," Denver Post publisher William Dean Singleton said in a statement.
The Denver Post Community Foundation also organizes Ride The Rockies, a six-day, 412-mile trek primarily through Colorado's high country that drew more than 2,000 cyclists for the 26th annual ride last June.
Frank DiRico, president of Viaero Wireless, said his company is "pleased to showcase the hidden beauty and economic vitality of the Eastern Plains of Colorado."

Real estate can be a great investment and good deals may tempt you into moving into a new home, but how do you know when it’s the right time for you to buy? If the housing bubble of years past taught us anything, we learned to only buy what we can afford. Here are a couple factors to consider:
Can you afford it? The Federal Housing Association (FHA) looks for a maximum debt-to-income ratio of 43 percent—that’s all your regular bills plus the mortgage payment. Among the home loan options available that require a minimal down payment, FHA loans are the most popular. In fact, the FHA loan is the most flexible type of home mortgage loan to qualify for. The FHA offers these tips to pre qualify for its loans:
Financial expert Dave Ramsey suggests a more conservative approach: Pay cash. But that can be a lofty goal. If that’s not an option, Ramsey says, “Buy a home with a down payment of at least 10 percent on a 15-year (or less) fixed-rate mortgage. Limit your monthly payment to 25 percent or less of your monthly take-home pay.”

Traditions for New Year's Eve-United States-Breckenridge Real Estate
Probably the most famous tradition in the United States is the dropping of the New Year ball in Times Square, New York City, at 11:59 P.M. Thousands gather to watch the ball make its one-minute descent, arriving exactly at midnight. The tradition first began in 1907. The original ball was made of iron and wood; the current ball is made of Waterford Crystal, weighs 1,070 pounds, and is six feet in diameter.
A traditional southern New Year's dish is Hoppin' John—black eyed peas and ham hocks. An old saying goes, "Eat peas on New Year's day to have plenty of everything the rest of the year."
Another American tradition is the Rose Bowl in Pasadena, California. The Tournament of Roses parade that precedes the football game on New Year's day is made up of elaborate and inventive floats. The first parade was held in 1886.

The Loan Application Process - Breckenridge Real Estate
You've found the mortgage you want and you're ready for the next step - the loan application. The process costs anywhere from $100 to $350 and is usually nonrefundable. Lenders levy the fee to cover the costs of running credit reports, filling out mortgage-insurance applications.
What to expect
From the time you submit your completed loan application - and appraisal and credit reports are received - the lender has up to 30 days to approve or reject your request and inform you of its decision. Make sure you haven't been forgotten or put on the back burner. During the process, remind the loan officer of your settlement date and check on their progress.

Mortgage? So many questions! Breckenridge Real Estate
There's more to a mortgage than how much you qualify to borrow. To decide what kind of home financing you should choose, think about your long-term plans and financial goals as well. For example, if you think you may change jobs within three years, you may be better off getting an adjustable-rate mortgage. An adjustable-rate loan has a low interest rate in the early years of the loan, while a fixed-rate loan stays constant at a higher rate. With an adjustable, you'll pay less for short-term ownership of your house. On the other hand, if you think you may keep the house more than 5 years, a predictable fixed-rate loan is probably a better choice.
Before the 1929 stock market crash, cash purchases of homes were the norm. Or if money was borrowed, it was on a term that typically didn't last much more than five years. That made payments relatively steep, which is part of the reason so many homes were lost in the Great Depression. After World War II the U.S. government created a mortgage program that allowed veterans to make affordable payments over a 30-year period.
Weighing Your Options:
Today, the 30-year fixed-rate mortgage, while still the most common way to buy a home, is just one of many financing options available. Indeed, many mortgages today are almost custom-tailored to individual needs. Mortgage lending is a highly competitive field. Information on mortgage rates, which can change daily, is available in local newspapers, through mortgage brokers and from individual lenders. When you're shopping for a loan, interest rates tell just part of the story. You'll also need to study the various fees lenders charge.
