Annual Spring Fever Festival - Breckenridge Real Estate

Breckenridge Ski Resort Announces Schedule for Annual Spring Fever Festival
March 17- April 15, 2012
BRECKENRIDGE, Colo. – Feb. 6, 2012- Breckenridge Ski Resort announced today the schedule of events planned for this year’s Breck “Spring Fever” month-long festival, which will feature a series of events taking place from March 17 to closing day, April 15, 2012, both on the mountain and in town.
Spring Fever, presented by Cadillac, will take place throughout Breck as the town and mountain welcome visitors to one of the best times of the year for skiing and riding. Spring in Breck is widely known for having the best snow in Colorado, along with sunny bluebird days, special events, and great deals for guests from around the world. There’s no better way to send off the season than with Breck’s Spring Fever festival.
“We’re very excited to announce this year’s lineup of Spring Fever festivities,” said Kieran Cain, Breck’s director of marketing. “Last year’s inaugural season of the festival set the bar high for providing the best spring party in the Rocky Mountains for our guests, and we’re looking forward to taking our month-long celebration to an entirely new level this year to coincide with this historic Breck 50th Anniversary Season.”
Breckenridge Ski Resort launched Spring Fever last year to celebrate and embrace the biological change which occurs in humans as the seasons switch from winter to spring. Wikipedia defines spring fever as: “A term applied to several sets of physical and psychological symptoms associated with the arrival of spring, and an increase in energy and vitality.”
The Bud Light Live Concert Series brings the party to Breck with 6 total days of big-name acts on Saturday and Sunday afternoons on a specially-constructed stage at the base of Peak 8. 2012 music lineup with be announced soon; last year’s acts included Ozomatli, The Wailers, moe., DeVotchKa and the Flobots.
Spring Fever 2012 Signature Events will include:

BRECKENRIDGE FOR YOUR NEXT SKI VACATION
COLORADO GEM SCORES A PERFECT 10!!
BY: LARRY OLMSTED, CONTRIBUTOR, FORBES
If fur coats, neon martinis, or imported European techno DJs are an important element of your ski vacation, you should probably look elsewhere. But if great skiing, lodging, dining and shopping are the cornerstones, Breck has you covered. And it does not hurt that it offers some of the best values of any ski resort and ski town this big. This winter is Breckenridge’s 50th anniversary, and it has come a long way. I’ve been many times since my first visit in 1987, and have personally seen it expand and improve dramatically. I’ve also been to every other major resort in Colorado, and in comparison, there is simply no rational reason to leave it out when considering a ski destination. It certainly does not lack for terrain, with a mind boggling array of slopes for very ability. The town is not “quaint” or “charming,” it is big time, shocking novice visitors with its depth of offerings, simply one of the best ski towns anywhere. The meals I had on my most recent visit could go toe to toe with any US ski destination – and were better than most. It’s also relatively easy to get to. If Breck had one long term weakness, it was the absence of a luxury hotel, and while it still might not be the Four Seasons or Ritz Carlton, the new ski-in/ski-out One Ski Hill Place has filled that void well. Extra-curriculars run the gamut from dog sledding to spas, snowmobiling to extensive Nordic terrain. In short, it is the complete package.
So here are ten good reasons you might want to visit Breckenridge:
1. The Skiing: This is a huge world-class mountain with 155 trails served by a network of 31 lifts – including the highest one in North America. We’re talking everything from corduroy groomers to double black chutes and hike-to terrain. And because so much of the resort is above tree line, overnight winds typically redistribute the snow, making for “fresh tracks” conditions even when there is no new accumulation, a huge natural advantage – especially in low snow years like this one. For park lovers, they have multiple pipes and parks, including the world’s longest super pipe – which may explain why Shaun White, easily the world’s greatest snowboarder, owns a place here.
2. The Town: Lots of western resorts boast old mining towns, but few rival Breckenridge – its downtown is the largest historic district in Colorado. If you can’t buy it, eat it or rent it easily along these quaint streets, you probably don’t need it.
When One Ski Hill Place opened last winter, it helped fill the one gap in the resort's resume: upscale lodging.
3. One Ski Hill Place: Part of the RockResorts group, this condo hotel opened last season at the base of Peak 8, with large and luxurious rental residential-style accommodations, several dining options, pool, steam, sauna, indoor and outdoor hot tubs – and even bowling alleys. It has a great ski-in/ski-out location and it is home to…
4. The T-Bar: Popular and frenetic since it opened last season, this new spot has indoor and outdoor seating, drinking and dining, live music and a skiing-themed name (get it?). Part of One Ski Hill Place, it has quickly become one of the top après spots in skiing.
5. The Gondola: One of many massive capital improvements was the addition of the free BreckConnect gondola, which goes from downtown to both of the ski resort’s major base areas. This brilliant twist on public transportation makes most of town “virtually” ski-in/out (ski trails run all the way to downtown) while greatly facilitating day trips by those sayihttng in nearby places like Frisco and Dillon.

Tips for Selling Your Home-Breckenridge Real Estate
6 Tips to Sell Your Home for Top Dollar
2011 Trulia.com
1. Price your home aggressively
Setting the right price for your home is the single most important decision you will make when you decide to sell. Go too high and you risk turning off every buyer in the marketplace, go too low and you leave money on the table. One simple but powerful technique for pricing your home aggressively is to spend the day looking at your competitors' homes. By doing so you will be seeing the world through the buyers' eyes. Be tough and honest with yourself. Compared to the competition what would be a price that would position your home as the best value proposition for buyers in your marketplace?
2. Hire an aggressive listing agent
Not all listing agents are created equal. To find an aggressive full time agent, take the time to research the market, talk to friends, neighbors, and colleagues about who they recommend, and interview multiple agents before making a hiring decision. Don’t hire an agent just because they tell you what you want to hear. Make sure your agent gives you a true picture about values in your marketplace, even if you don’t want to hear it. In addition, be sure to come to an agreement about a specific, documented marketing plan before signing a long term listing agreement.
3. Stage the home & use curb appeal
Buyers won't pull the trigger unless they become emotionally invested in your home. To help build a stronger first impression, start from the outside first by working hard to improve your home's curb appeal. Remove the weeds, plant fresh flowers and spruce up your exterior paint if needed. Next move inside and stage each space by creating a focal point and a story for each room. A set dining table, a book by the bed, or a game in the kids room are all simple examples of staging.
5. Offer incentives & pre-paids
A buyer who has narrowed their search down to two or three top choices may need a little push to motivate them to take action. To encourage buyers, many sellers offer incentives like buying the interest rate down on the purchaser's loan, paying for closing costs, inspections, or repairs, or providing allowances or credits for home upgrades after closing. In addition, many sellers prepay for services like internet services for a year, taxes, homeowners association dues, or even golf club memberships.
6. Get pre-inspections
Many sellers do pre-inspections of the home to provide buyers with a clear whole home inspection or pest and dry rot inspection. (A word of caution: anything discovered during a pre-inspection will likely need to be disclosed whether you fix the issue or not). It’s often easier and cheaper to do needed repairs in advance than trying to negotiate them later with an emotional buyer.

BRECKENRIDGE, Colo.– Today, Breckenridge Ski Resort announced its plan to open the Imperial Express SuperChair on Wednesday, Feb. 1, 2012; signifying 100 percent of Breck’s 31 lifts are now open to the public. In addition, approximately 250 acres of expert terrain will also open to the public on Wednesday, including Imperial Ridge and the Peak 7 bowl.
“The Breckenridge Ski Patrol has worked extremely hard and been very diligent to open up our terrain as soon as we feel it is safe to do so,” said the Kevin Ahern the Breckenridge Ski Patrol Director. “Getting the Imperial Express Super Chair open is key for us to get the rest of our alpine terrain open for our guests.”
North America’s highest chairlift, The Imperial Express SuperChair, was installed in Breckenridge in 2005 and tops out at 12,840 feet, after a quick 2.7 minute ride to the top of the Imperial Bowl. Weather permitting; it gives skiers and riders easy access to three high-alpine bowls and hike-to access to the famed Lake Chutes and Snow White areas of Peak 8.
Breckenridge Ski Resort requires all skiers and riders to observe all posted signs and warnings. Closed trails may contain hazards due to limited natural snow coverage or changes in snowfall and weather. Please keep off closed trails and out of closed areas for safety reasons.

The Contract - What to Consider - Breckenridge Real Estate
Money, people and the law are primary elements in any Breckenridge real estate sales contract. A valid real estate contract must be in writing and must have been freely offered by the buyer and accepted by the seller. All parties to the contract must be legally competent to do business. Money or other valuable consideration must be exchanged for title to the property.
Keep in mind that if things go wrong, the buyer could require you to sell your home to him or pay damages. You should be familiar with the terms of any contract you give to a would-be purchaser.
Consider the contract as a whole. Is it slanted in favor of the buyer? If so, consult with your attorney about making changes. Analyze the document as a series of paragraphs or clauses, each written to benefit one party or the other. Carefully evaluate them one by one.
Key Elements of the Contract
Price and terms
If an insultingly low offer comes your way, remain cool until you've examined the terms. Nothing evokes a more emotional response than a low bid. Be realistic and objective because most properties don't bring full price anyway. Don't use price alone as a reason not to counter or negotiate. A first offer may reveal what's most important - price or terms - to this particular buyer, giving you the key you need to begin bargaining.
Condition of home and inspection
The purchaser should have the opportunity to have your home inspected for soundness of construction and state of repair. Include all mandatory and voluntary disclosure statements concerning the condition of the property including known defects in the contract.
Watch what you guarantee. Occasionally, a purchaser asks a seller to guarantee that the roof won't leak, the heating system won't go out or any number of other such assurances. Don't do it. Once you have sold the property you are no longer responsible for it.
Response deadline
You'll be asked to respond to a contract offer within a specified time frame - say, one or two days. Try to get as long a response time as possible. You may get other offers and you'll want to buy time to review them and perhaps use one offer to increase another.
Settlement date and occupancy
If you're selling your home because you have another under contract, seek a settlement date that will enable you to take your sales profits to the next closing. Be realistic; the buyer of your home will probably need at least 30 to 50 days to arrange financing and come to closing.
Finalizing
Everything in the offering contract is negotiable. Decide what is important and what doesn't matter that much to you. Changes can be inked in over or next to language on the contract, or a new contract can be drawn from scratch.
When everyone has agreed to the terms, initialed the changes and signed the contracts, you've got an agreement binding on all parties. All that remains is the removal of contingency clauses, arranging of financing, clearing of title and other steps on the road to settlement.

For 26 years cyclists have been beckoned to Colorado to Ride the Rockies, a mountainous trek for serious cyclists, and today Gov. John Hickenlooper announced a more level Pedal the Plains — "a race for the rest of us," organizers said.
The event is a partnership between the governor's office, The Denver Post and Fort Morgan-based Viaero Wireless.
The ride is Sept. 21 to Sept. 23, covering from 30 to 100 miles a day with planned rest stops in Eastern Plains towns along route for food, entertainment, lodging and and festivities.
The route and registration details will be announced in the spring, the governor's office said. The event will be open to cyclists of all ages and ability levels.
The ride will raise money for Eastern Plains charities.
"Pedal the Plains will be a one-of-a-kind cycling event celebrating the agricultural roots and frontier heritage of the Colorado Eastern Plains," Hickenlooper stated. "And, maybe most importantly, this event is a ride designed for riders of all speeds and sizes."
"We are excited to add this tour to our list of signature events, and to prove once again that Colorado is one of the most dynamic cycling states," Denver Post publisher William Dean Singleton said in a statement.
The Denver Post Community Foundation also organizes Ride The Rockies, a six-day, 412-mile trek primarily through Colorado's high country that drew more than 2,000 cyclists for the 26th annual ride last June.
Frank DiRico, president of Viaero Wireless, said his company is "pleased to showcase the hidden beauty and economic vitality of the Eastern Plains of Colorado."

Real estate can be a great investment and good deals may tempt you into moving into a new home, but how do you know when it’s the right time for you to buy? If the housing bubble of years past taught us anything, we learned to only buy what we can afford. Here are a couple factors to consider:
Can you afford it? The Federal Housing Association (FHA) looks for a maximum debt-to-income ratio of 43 percent—that’s all your regular bills plus the mortgage payment. Among the home loan options available that require a minimal down payment, FHA loans are the most popular. In fact, the FHA loan is the most flexible type of home mortgage loan to qualify for. The FHA offers these tips to pre qualify for its loans:
Financial expert Dave Ramsey suggests a more conservative approach: Pay cash. But that can be a lofty goal. If that’s not an option, Ramsey says, “Buy a home with a down payment of at least 10 percent on a 15-year (or less) fixed-rate mortgage. Limit your monthly payment to 25 percent or less of your monthly take-home pay.”
Breckenridge Real Estate has a large inventory of Summit County properties to choose from. Thinking of buying? Please stop by and visit with the professional real estate team at Ten Peaks Sotheby's International Realty, we can answer any questions you may have, provide you with the most current Summit County listings and any other information you may require for your purchase and/or listing.
