Wean your way down to one cup a day. If you're hooked on the flavor, try a great-tasting tea blended with chicory, carob or roasted barley.&lt;/li&gt;

&lt;strong&gt;Recharge Your Batteries&lt;/strong&gt;&lt;br&gt;Which means eat more alkaline-forming foods. Good eats like figs, leafy greens, almonds and cantaloupe are staples of alkaline-based diets and have been proven to prevent ailments like kidney stones and osteoporosis. Plus, they're often recommended to treat a lack of energy. Oh, and they taste good&#8212;which is always a plus. &#160;&lt;/li&gt;

&lt;p&gt;Spring Fever, presented by&#160;&lt;a href="http://www.cadillac.com/"&gt;Cadillac&lt;/a&gt;, will take place throughout Breck as the town and mountain welcome visitors to one of the best times of the year for skiing and riding. Spring in Breck is widely known for having the best snow in Colorado, along with sunny bluebird days, special events, and great deals for guests from around the world. There&#8217;s no better way to send off the season than with Breck&#8217;s Spring Fever festival.&lt;/p&gt;

&lt;p&gt;If fur coats, neon martinis, or imported European techno DJs are an important element of your ski vacation, you should probably look elsewhere. But if great skiing, lodging, dining and shopping are the cornerstones, Breck has you covered. And it does not hurt that it offers some of the best values of any ski resort and ski town this big. This winter is Breckenridge&#8217;s 50th anniversary, and it has come a long way. I&#8217;ve been many times since my first visit in 1987, and have personally seen it expand and improve dramatically. I&#8217;ve also been to every other major resort in Colorado, and in comparison, there is simply no rational reason to leave it out when considering a ski destination. It certainly does not lack for terrain, with a mind boggling array of slopes for very ability. The town is not &#8220;quaint&#8221; or &#8220;charming,&#8221; it is big time, shocking novice visitors with its depth of offerings, simply one of the best ski towns anywhere. The meals I had on my most recent visit could go toe to toe with any US ski destination &#8211; and were better than most. It&#8217;s also relatively easy to get to. If Breck had one long term weakness, it was the absence of a luxury hotel, and while it still might not be the Four Seasons or Ritz Carlton, the new ski-in/ski-out One Ski Hill Place has filled that void well. Extra-curriculars run the gamut from dog sledding to spas, snowmobiling to extensive Nordic terrain. In short, it is the &lt;a href="http://www.forbes.com/sites/larryolmsted/2012/01/27/breckenridge-for-your-next-ski-vacation-colorado-gem-scores-a-perfect-10/#" title="Powered by Text-Enhance"&gt;complete&lt;/a&gt; package.&lt;/p&gt;
&lt;p&gt;So here are ten good reasons you might want to visit &lt;a href="http://www.breckenridge.com/" title="Breckenridge Ski Resort"&gt;Breckenridge&lt;/a&gt;:&lt;/p&gt;
&lt;p&gt;1. The Skiing: This is a huge world-class mountain with 155 trails served by a network of 31 lifts &#8211; including the highest one in North America. We&#8217;re talking everything from corduroy groomers to double black chutes and hike-to terrain. And because so much of the resort is above tree line, overnight winds typically redistribute the snow, making for &#8220;fresh tracks&#8221; conditions even when there is no new accumulation, a huge natural advantage &#8211; especially in low snow years like this one. For park lovers, they have multiple pipes and parks, including the world&#8217;s longest super pipe &#8211; which may explain why Shaun White, easily the world&#8217;s greatest snowboarder, owns a place here.&lt;/p&gt;
&lt;p&gt;2. The &lt;a href="http://www.gobreck.com/" title="Town of Breckenridge &amp;quot;Go Breck&amp;quot; Visitor's Site"&gt;Town&lt;/a&gt;: Lots of western resorts boast old mining towns, but few rival Breckenridge &#8211; its downtown is the largest historic district in Colorado. If you can&#8217;t buy it, eat it or rent it easily along these quaint streets, you probably don&#8217;t need it.&lt;/p&gt;

&lt;p&gt;3. &lt;a href="http://oneskihill.rockresorts.com/" title="One Ski Hill Place"&gt;One Ski Hill Place&lt;/a&gt;: Part of the &lt;a href="http://rockresorts.com/" title="RockResorts Hotels"&gt;RockResorts&lt;/a&gt; group, this condo hotel opened last season at the base of Peak 8, with large and luxurious rental residential-style accommodations, several dining options, pool, steam, sauna, indoor and outdoor hot tubs &#8211; and even bowling alleys. It has a great ski-in/ski-out location and it is home to&#8230;&lt;/p&gt;
&lt;p&gt;4. The T-Bar: Popular and frenetic since it opened last season, this new spot has indoor and outdoor seating, drinking and dining, live music and a skiing-themed name (get it?). Part of One Ski Hill Place, it has quickly become one of the top apr&#232;s spots in skiing.&lt;/p&gt;

The Gondola: One of many massive capital improvements was the addition of the &lt;a href="http://www.forbes.com/sites/larryolmsted/2012/01/27/breckenridge-for-your-next-ski-vacation-colorado-gem-scores-a-perfect-10/2/#" title="Powered by Text-Enhance"&gt;free&lt;/a&gt; BreckConnect gondola, which goes from downtown to both of the ski resort&#8217;s major base areas. This brilliant twist on public transportation makes most of town &#8220;virtually&#8221; ski-in/out (ski trails run all the way to downtown) while greatly facilitating day trips by those sayihttng in nearby places like Frisco and Dillon.&lt;/p&gt;

&lt;div class="articleparagraph"&gt;The 42nd installment of the Frisco Gold Rush race weekend includes a 5k moonlight snowshoe race, a 15k Nordic skate, a 10k Nordic classic, a 5k Nordic freestyle, a bonfire, fireworks, a treasure hunt and a vintage ski parade &#8212; all of which will wrap up in time for kickoff on Sunday. &lt;br&gt;&lt;br&gt;&#8220;This is the 42nd year of the Frisco Gold Rush. It's the longest running citizens' cross-country race in the state of Colorado,&#8221; said Seth Blackmer, recreation manager for the &lt;a href="http://www.summitdaily.com/article/20120202/SPORTS/120209978/1078&amp;amp;parentprofile=1055#" title="Powered by Text-Enhance"&gt;Town&lt;/a&gt; of Frisco. &lt;br&gt;&lt;br&gt;The event has been seriously aided by recent dumps, which ensured all three courses will be single-lap races, as opposed to skiers circling each other around small loops like NASCAR drivers. &lt;br&gt;&lt;br&gt;&#8220;We definitely have plenty of course out there for Nordic skiing,&#8221; Blackmer said. &#8220;The Frisco Nordic Ski Center is world-class. We'll be setting the course later this week, and it looks like we're going to be able to extend the course into pretty spectacular terrain.&#8221;&lt;br&gt;&lt;br&gt;One aspect of the race that attracts both local skiers and athletes from all over Colorado is the robust history of the event, Blackmer said. The race used to start over by the Holiday Inn in Frisco and head out across the lake, toward the peninsula. &lt;br&gt;&lt;br&gt;This year, all of the races will take place at the adventure park, with 300 participants expected. &#8220;There are people that travel quite extensively, but we're expecting mostly locals and Front Rangers. Obviously, a lot of the locals are here to support Summit Nordic Ski Club, a message that will be loud and clear.&#8221;&lt;br&gt;&lt;br&gt;Proceeds from the weekend benefit the ski club and local athletes hoping to compete in the Junior Olympics. &#8220;We're very proud to be able to give some of that &lt;a href="http://www.summitdaily.com/article/20120202/SPORTS/120209978/1078&amp;amp;parentprofile=1055#" title="Powered by Text-Enhance"&gt;money&lt;/a&gt; back to the Summit Nordic Ski Club,&#8221; Blackmer said. &lt;br&gt;&lt;br&gt;All experience levels are welcome at the Gold Rush, from former Olympic athletes to Nordic novices, for whom the 5k fun ski is best suited. Participants say it's an exiting environment that can be as relaxed or competitive as each athlete chooses to make it. &lt;br&gt;&lt;br&gt;&#8220;Even though you line up against some pretty serious racers, you don't have to be a serious racer to come and compete in the Frisco Gold Rush &#8212; all types of equipment, all types of athletic ability. We see everyone from the kids coming out to compete in the 5k, all the way up to people in their 80s,&#8221; Blackmer said. &lt;br&gt;&lt;br&gt;Other activities, in addition to the races, include the Spontaneous Combustion, the seventh annual lighting of the community bonfire, the Gold Rush fireworks display, historic lectures and museum movie night. &lt;br&gt;&lt;br&gt;Registration fees start at $15. &lt;p&gt;Money, people and the law are primary elements in any&#160;&lt;a href="http://tenpeakssothebysrealty.com/" title="Breckenridge Real Estate"&gt;Breckenridge&#160;real estate&lt;/a&gt;&#160;sales contract. A valid real estate contract must be in writing and must have been freely offered by the buyer and accepted by the seller. All parties to the contract must be legally competent to do business. Money or other valuable consideration must be exchanged for title to the property.&lt;/p&gt;
&lt;p&gt;Keep in mind that if things go wrong, the buyer could require you to sell your home to him or pay damages. You should be familiar with the terms of any contract you give to a would-be purchaser.&lt;/p&gt;
&lt;p&gt;Consider the contract as a whole. Is it slanted in favor of the buyer? If so, consult with your attorney about making changes. Analyze the document as a series of paragraphs or clauses, each written to benefit one party or the other. Carefully evaluate them one by one.&lt;/p&gt;

Nothing evokes a more emotional response than a low bid. Be realistic and objective because most properties don't bring full price anyway. Don't use price alone as a reason not to counter or negotiate. A first offer may reveal what's most important - price or terms - to this particular buyer, giving you the key you need to begin bargaining.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Condition of home and inspection&lt;/strong&gt;&lt;br&gt;The purchaser should have the opportunity to have your home inspected for soundness of construction and state of repair. Include all mandatory and voluntary disclosure statements concerning the condition of the property including known defects in the contract.&lt;/p&gt;
&lt;p&gt;Watch what you guarantee. Occasionally, a purchaser asks a seller to guarantee that the roof won't leak, the heating system won't go out or any number of other such assurances. Don't do it. Once you have sold the property you are no longer responsible for it.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Response deadline&lt;/strong&gt;&lt;br&gt;You'll be asked to respond to a contract offer within a specified time frame - say, one or two days. Try to get as long a response time as possible. You may get other offers and you'll want to buy time to review them and perhaps use one offer to increase another.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Settlement date and occupancy&#160;&lt;/strong&gt;&lt;br&gt;If you're selling your home because you have another under contract, seek a settlement date that will enable you to take your sales profits to the next closing. Be realistic; the buyer of your home will probably need at least 30 to 50 days to arrange financing and come to closing.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Finalizing&#160;&lt;/strong&gt;&lt;br&gt;Everything in the offering contract is negotiable. Decide what is important and what doesn't matter that much to you. Changes can be inked in over or next to language on the contract, or a new contract can be drawn from scratch.&lt;/p&gt;
&lt;p&gt;When everyone has agreed to the terms, initialed the changes and signed the contracts, you've got an agreement binding on all parties. All that remains is the removal of contingency clauses, arranging of financing, clearing of title and other steps on the road to settlement.&lt;/p&gt;

&lt;p&gt;For 26 years cyclists have been beckoned to Colorado to Ride the Rockies, a mountainous trek for serious cyclists, and today Gov. John Hickenlooper announced a more level Pedal the Plains &#8212; "a race for the rest of us," organizers said.&lt;/p&gt;
&lt;p&gt;The event is a partnership between the governor's office, The Denver Post and Fort Morgan-based Viaero Wireless.&lt;/p&gt;
&lt;p&gt;The ride is Sept. 21 to Sept. 23, covering from 30 to 100 miles a day with planned rest stops in Eastern Plains towns along route for food, entertainment, lodging and and festivities.&lt;/p&gt;
&lt;p&gt;The route and registration details will be announced in the spring, the governor's office said. The event will be open to cyclists of all ages and ability levels.&lt;/p&gt;
&lt;p&gt;The ride will raise money for Eastern Plains charities.&lt;/p&gt;
&lt;p&gt;"Pedal the Plains will be a one-of-a-kind cycling event celebrating the agricultural roots and frontier heritage of the Colorado Eastern Plains," Hickenlooper stated. "And, maybe most importantly, this event is a ride designed for riders of all speeds and sizes."&lt;/p&gt;
&lt;p&gt;"We are excited to add this tour to our list of signature events, and to prove once again that Colorado is one of the most dynamic cycling states," Denver Post publisher William Dean Singleton said in a statement.&lt;/p&gt;
&lt;p&gt;The Denver Post Community Foundation also organizes Ride The Rockies, a six-day, 412-mile trek primarily through Colorado's high country that drew more than 2,000 cyclists for the 26th annual ride last June.&lt;/p&gt;
&lt;p&gt;Frank DiRico, president of Viaero Wireless, said his company is "pleased to showcase the hidden beauty and economic vitality of the Eastern Plains of Colorado."&lt;/p&gt;

If the housing bubble of years past taught us anything, we learned to only buy what we can afford. Here are a couple factors to consider:&#160;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span&gt;&lt;span&gt;&lt;strong&gt;Can you afford it?&lt;/strong&gt;&lt;/span&gt;&lt;/span&gt; The Federal Housing Association (FHA) looks for a maximum debt-to-income ratio of 43 percent&#8212;that&#8217;s all your regular bills plus the mortgage payment.&#160;&lt;strong&gt;Among the home loan options available that require a minimal down payment, FHA loans are the most popular. In fact, the FHA loan is the most flexible type of home mortgage loan to qualify for.&#160;&lt;/strong&gt;The FHA offers these tips to pre qualify&#160;for its loans:&lt;/p&gt;
&lt;ul class="space1"&gt;
&lt;li&gt;Steady employment history, at least two years with the same employer.&lt;/li&gt;
&lt;li&gt;Consistent or increasing income over the past two years.&lt;/li&gt;
&lt;li&gt;Credit report should be in good standing with less than two thirty day late payments in the past two years.&lt;/li&gt;
&lt;li&gt;Any bankruptcy on record must be at least two years old with good credit for the two consecutive years.&lt;/li&gt;
&lt;li&gt;Any foreclosure must be at least three years old with good credit for the past three years.&lt;/li&gt;
&lt;li&gt;Mortgage payment qualified for must be approximately 30 percent of your total monthly gross income.&lt;/li&gt;
&lt;li&gt;If you can answer YES to these statements you should have no problem qualifying for an FHA home mortgage loan.&lt;/li&gt;

&lt;p&gt;Financial expert Dave Ramsey suggests a more conservative approach: Pay cash. &lt;p&gt;&lt;strong&gt;Who will be sculpting this year?&lt;/strong&gt;&lt;br&gt;This year we have 15 teams from ten countries. Within the United States we have teams from Alaska, Breckenridge/Colorado, Loveland/Colorado, Wisconsin and Vermont.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Where are the sculptures located?&lt;/strong&gt; &lt;br&gt;The Snow Sculptures are located in the area around the Riverwalk Center at 150 West Adams Avenue, Breckenridge, CO 80424. The competition sculptures are in the Riverwalk Center (Tiger Dredge) parking lot and the sponsor/exhibition sculptures are spread onto the "lawn" just north of the Riverwalk Center and across the river in the Blue River Plaza adjacent to Main Street. Event Headquarters are in the Riverwalk Center.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;A Permanent Memento&lt;/strong&gt;&lt;br&gt;Be sure to stop by Events Headquarters for postcards, pins and more. &amp;lt;!--The Snow Sculpture Headquarters merchandise sales and history room will be closed on Saturday, January 28 and on Sunday, January 29. Event memorabilia and information will be available at the Welcome Center located in the Blue River Plaza.--&amp;gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;History on Display&lt;/strong&gt;&lt;br&gt;Discover the process of snow sculpting, information about the teams and lots of interesting trivia. Located at Headquarters, this exhibit explores the last 20 years of the Budweiser International Snow Sculpture Championships.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Don't Forget to Vote&lt;/strong&gt;&lt;br&gt;Support your favorite sculpture with the People's Choice Vote. Voting occurs throughout sculpting week through Sunday, January 29 at 2:00 p.m. Stop by Event Headquarters or look for our volunteers throughout the site. A $1 donation receives one vote and goes directly to supporting the Budweiser International Snow Sculpture Championships Presented By Cadillac.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The Magic of Ice&lt;/strong&gt;&lt;br&gt;Don't miss the spectacular Ice Village, located at the Riverwalk Center . Each intricate carving is sculpted into a glowing statue. The sculptures represent many of the supporters of the Snow Sculpture Championships Presented By Cadillac.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Park and Stay Awhile&lt;/strong&gt;&lt;br&gt;The Riverwalk Center Lot is PAY PARKING from 8:00 a.m. until 3:00 p.m. and will be available every day except Saturday, January 28 and Sunday, January 29. The large amount of pedestrian visitors make it unsafe to use this lot during these two very busy days. However, free all day parking is available at the Courthouse Lot, off the alley between Wellington and Lincoln; the Barney Ford Lot, at the corner of Ridge Street and Washington Avenue; the French Street Lot, on the corner of French Street and Jefferson Avenue; and at the parking lot off of Airport Road- free transportation to the event from the Airport Lot will be provided from 10:00 a.m. to 6:00 p.m. &lt;a href="http://www.gobreck.com/the-town/maps-and-directions/parking"&gt;Click here&lt;/a&gt; for more information about parking in Town.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Catch a Free Ride&lt;/strong&gt;&lt;br&gt;Free public transportation is available throughout the town from 6:30 a.m. to 12:00 a.m., provided by the Breckenridge Free Ride. Maps are available at Event Headquarters located in the Riverwalk Center at 150 West Adams Avenue, The Welcome Center on Main Street, Breckenridge Station and on each bus and trolley or &lt;a href="http://www.gobreck.com/the-town/maps-and-directions/getting-around-breck"&gt;click here&lt;/a&gt; to find out more about the Breckenridge Free Ride. The closest bus stop to Event Headquarters is the F-Lot, which is serviced by most bus routes.&lt;/p&gt;
&lt;p&gt;Please be aware that this is a snowy, high alpine environment. Dress warmly and appropriately with high traction shoes.&lt;/p&gt;

&lt;span&gt;The &lt;/span&gt;&lt;strong&gt;Breckenridge Welcome Center&lt;/strong&gt;&lt;span&gt;, 203 S. Main St., is located in the heart of town in the Blue River Plaza. Part information center, part historical museum, the 4,000 sq. ft. facility opened the summer of 2006 to provide visitors and locals information on everything from &lt;/span&gt;&lt;a href="http://www.gobreck.com/dining-and-nightlife/dining-guide"&gt;dining&lt;/a&gt;&lt;span&gt; and &lt;/span&gt;&lt;a href="http://www.gobreck.com/what-to-do/shopping"&gt;shopping&lt;/a&gt;&lt;span&gt; to &lt;/span&gt;&lt;a href="http://www.gobreck.com/what-to-do"&gt;winter and summer activities&lt;/a&gt;&lt;span&gt; in and around &lt;/span&gt;&lt;strong&gt;Breckenridge&lt;/strong&gt;&lt;span&gt;.&lt;/span&gt;

&lt;p&gt;The site of the &lt;strong&gt;Breckenridge Welcome Center&lt;/strong&gt; is a building that used to be called the "Bailey Building". With this site, a design was anticipated that would include a series of interactive exhibits about the town's history and environmental accomplishments.&lt;/p&gt;
&lt;p&gt;Designers never anticipated the surprise that literally would immerse a visitor into our history. During demolition, crews discovered a well-preserved log cabin hidden between two newer additions. The plans for the Welcome Center changed dramatically!&lt;/p&gt;
&lt;p&gt;The 19th Century log cabin, which was likely someone's home, was fully exposed and renovated so the public can walk along the same floorboards and run their hands along the same hand-hewn beams that miners touched more than a century ago.&lt;/p&gt;
&lt;p&gt;The cabin is now an interpretive museum featuring displays on &lt;strong&gt;life in Breckenridge&lt;/strong&gt; in the 1880s. The &lt;strong&gt;Breckenridge Welcome Center &lt;/strong&gt;also includes multimedia displays highlighting the &lt;a href="http://www.gobreck.com/the-town/historic-breckenridge"&gt;town's history&lt;/a&gt; from its days as an Indian settlement to a gold-mining mecca to Victorian ski village.&lt;/p&gt;
&lt;p&gt;On the environmental front, displays at the Welcome Center speak about Cucumber Gulch Preserve, a 77-acre wetland sanctuary within a mile of Main Street&#8212;home to the state-endangered boreal toad, moose, elk, deer, beaver and nearly 50 species of birds.&lt;/p&gt;
